Spear REIT to acquire premium Tygervalley office portfolio
Spear REIT Limited is acquiring a premium grade office portfolio in Tygervalley for R960 million from Ingenuity Property Investments.
Located at 1 Sportica Crescent, the three office buildings comprise approximately 28 500m2 of GLA and are let to blue-chip corporate tenants.
The initial acquisition yield to shareholders will be 9.67% – ahead of Spear REIT’s cost of capital, together with average annual rental escalations of 6.5%.
The transaction is expected to transfer on or about the 1st of November 2026, subject to regulatory approvals.
