Exemplar REITail and McCormick Property Development is closing 2025 with over 100 000m² new GLA under development across three provinces, in addition to several refurbishment and expansion projects.

Leratong City in Kagiso, Gauteng, is scheduled to open in 2026. Triple anchored by Shoprite, Pick n Pay, and SuperSpar, the mall will offer 100+ stores including a full banking court, high-end and fast fashion as well as comprehensive health and beauty offerings including DisChem and Clicks.

The shopping centre boasts a large entertainment area with big screens, interactive kids entertainment, and open spaces while the entertainment zone is encompassed by a food court with spaces for weekend markets.

“In line with our mantra of developing communities while developing retail, we are proud to say that over 67% of the employment opportunities created at Leratong City to date are local, and we expect this figure to increase as the project progresses,” says Exemplar REITail’s CEO, Jason McCormick.

The project is expected to create 2 500 jobs throughout its life cycle. Additional employment opportunities include local traders who have been added in the fashion, health and beauty, and food tenant mix.

Early stages of earthworks on Dan City Mall in Tzaneen, Limpopo, are underway. A large portion of the bottom of the site has been allocated to community gardens to enable planting of trees and foliage. These will be bought back and used onsite for landscaping at all Exemplar’s and McCormick Property Development’s projects.

Plans for the 32 000m² mall include a triple-anchored, fashion, and focused tenant mix with the food court designed around the planned relocation of a giant fig tree to the front of the centre.

Etwatwa Crossing in Gauteng is Exemplar’s and McCormick Property Development’s first development planned to open in 2026. Already fully let, the project is on track for launch in August 2026.

The centre is anchored by Shoprite and Boxer with Phase 1 of the development spanning 18 000m² with Phase 2 in planning.

Ntuzuma Mall in KwaZulu-Natal is the fifth retail centre to be developed and funded within Exemplar REITail. Anchored by Shoprite and Boxer, the double-level mall boasts 19 000m² of the best retail that SA has to offer with over 95% of the space let to national tenants.

A taxi rank will service commuters and provide convenient access for community members, while ample parking will cater for vehicular and walk in traffic. Its opening is scheduled for March 2027.

iTonka Square in Springs, Gauteng, was acquired by Exemplar in late 2025 (50%) and it is undergoing a full redevelopment and expansion that will enclose the mall and deliver 21 000m² of GLA. The refurbishment will include enclosing the current offering under roof and the addition of a new anchor as well as improved fashion, banking and food tenants.

The centre will continue to trade throughout the refurbishment which is scheduled for completion by October 2026.

In 2025, Mbhashe LG Mall in the Eastern Cape and Leeuwfontein Crossing in Limpopo opened with expansions and refurbishments completed at Chris Hani Crossing in Vosloorus, Emoyeni Mall in Nelspruit, Kwagga Mall in Kwaggafontein and Modi Mall in Modimolle.
