Premium national investment assets under Broll Auction hammer
An exciting line-up of investment opportunities goes under the hammer in Broll Auctions and Sales’ final auction of 2025, closing off a year that has sparked a renewed interest in the commercial and industrial property sector.
Auction lots include a large, well-established shopping centre in Rustenburg, with 26 tenants and anchored by a top performing Shoprite which occupies 50% of the property and still has eight years remaining on the lease; an A-grade commercial office park in Erand Gardens, Midrand, regarded as one of the premier commercial assets in the area; a versatile, high-clearance warehouse in City Deep, Johannesburg; the well-known, mixed-use Carvers Restaurant in Linden, Randburg; a commercial building in just off Durban’s Florida Road; and the Dominican Sisters Convent School, an historic 9 374m² educational facility in Jeppestown.
A vacant agricultural-zoned 70ha in Johannesburg South, formerly operated as a golf course and abandoned more than a decade ago, would, upon rezoning, allow for the development of low-cost units with a minimum density of 45 units per hectare. “This property is a must-sell looking for a developer to take advantage of its redevelopment upside,” says Norman Raad, CEO of Broll Auctions and Sales.
In the Western Cape, Remhoogte Farmstay, a 214ha farm and guest retreat in the heart of the Breede River Valley and offering fertile, scenic farmland located between Robertson and Swellendam, is on the auction block. “Currently operating as a countryside getaway destination with five-star guest feedback, this property has strong agribusiness foundations with a mountain-fed irrigation pressure system, and is ready to scale lucerne, livestock, or niche crops.”
Delta Property Fund is repositioning its portfolio, and Broll Auctions and Sales is disposing of several non-core commercial and mixed-use assets across key South African nodes, which present excellent investor opportunities for astute buyers. In Pretoria Central, Arcadia and Hatfield, several high-rise office and mixed-use buildings – with street-level retail, multi-tenant offices and potential student accommodation conversion upside – are on offer. The auction also sees corporate properties in the centre nodes of Bloemfontein, Welkom Central and Kroonstad, consisting of retail and commercial properties with conversion potential.
“We expect the five-storey African Life and Old Mutual buildings in Bloemfontein, which have ample parking and steady income from retail tenants, to attract much interest due to their ideal location for student housing or mixed-use developments,” Raad adds.
With market conditions improving and a possible interest rate cut in the new year, investor sentiment is gaining. Broll’s November 2025 auction catalogue provides strategic entry points into high-potential real estate.
“Once again, the diversity and quality of assets curated by our team of experienced brokers will attract a broad investor base, as our November auction presents multiple avenues for value creation. We have seen a massive resurgence in demand for properties in Gauteng and the low base which these properties are coming from unlocks massive upside potential.”
The auction takes place from noon on November 26th 2025 at The Wanderer’s Golf Club in Illovo, Johannesburg.
Properties being sold in parallel to the auction include a liquidation sale by closed auction for a 3.9ha prime development stand above the Sandton Gautrain station,
Raad says the once-in-a-lifetime piece of land “has the potential to spark a redevelopment in the Sandton node, and is being offered at a fraction of its true value”. Bids must be submitted by 10am on November 27th 2025 at 61 Katherine Street, Sandton.
Staying in Johannesburg, the SA Taxi Campus’ portfolio of an exceptional 10ha of prime industrial and commercial properties in Midrand, is on offer. “This is a rare opportunity to access a diverse mix of office, warehouse and parking infrastructure designed to support large-scale operations and logistical efficiency, in a well-located area.” The tender closes at 17:00pm on November 30th, 2025.
