Jumbo Mall set to transform eMalahleni with 100+ stores and top anchors
The 37 000m2 Jumbo Mall in eMalahleni set to open in March 2026 represents one of the most significant commercial investments in the Blesboklaagte area to date.
Developed by New Africa Developments in partnership with Investec, the new major retail project is situated on the R544, just off the N4 highway and 500 metres from the CBD, occupying a 120 000m2 site that once served as a buffer between eMalahleni’s residential and industrial zones.
Over 100 stores will open on launch including anchor tenants Boxer, Shoprite, Dis-Chem, and Clicks accompanying a wide range of fashion, footwear, homeware and everyday essentials from brands including Roots Butchery, OBC, Mr Price, Foschini, Jet, Ackermans, Webbers and PEP.
The centre’s food court will offer KFC, Hungry Lion, Roman’s Pizza, Chicken Licken, Debonairs, Real Fish & Chips as well as Roots Grillhouse with live entertainment broadcasts and free uncapped Wi-Fi in well-lit spaces that will remain fully operational during load shedding.
Architecturally, Jumbo Mall incorporates a blend of contemporary elegance and local character. Designed by Frans Farmer Architects, the mall’s aesthetic is guided by an interplay of texture, structure, and light.
An E-shaped layout promotes natural movement through its four entrances defined by elevated rooflines and layered façades. Inside, a combination of rhythmic brickwork, textured ceilings and integrated lighting creates an atmosphere of vibrancy and warmth.
A key feature is the 140m² LED screen on the main façade – one of the largest of its kind in the country—complemented by a high-definition internal entertainment zone within the food court.
More than 1 500 free, on-grade and secure parking bays, as well as dedicated taxi facilities will further strengthen its regional accessibility.
