Joburg incentivizes CBD residential development with property rebates

The City of Johannesburg is encouraging property owners to take advantage of the property rebates available through its approved 2025/2026 Property Rates Policy which aims to attract developers to build or refurbish high density residential developments within the CBD.

In exchange, the City says it will give back significant rebates to property owners as part of its rejuvenation strategy for the the inner-city.

Qualifying property owners will only pay 25% of property rates during the construction phase (up to two years) with only 50% of property rates due during the first- and second-year operation post-construction.

The municipality says that applications will only be processed if a property owner’s account is not in arrears unless there is a payment arrangement or dispute.

Eligible property owners can apply for a rebate via the City’s website, at any of its Customer Service Centres or via email.
