30 prime commercial and development opportunities across SA on auction this month

Broll Auctions and Sales’ March auction will see 30 properties from across South Africa, spanning multiple commercial asset classes, go under the hammer, giving investors the opportunity to buy before the proposed VAT increase is approved.
The 27th of March auction includes some prime Cape Town real estate including a landmark commercial opportunity in Bellville’s CBD with the former SARS building.
Located on the corner of Bellville’s Voortrekker and Durban Streets, the 17 000m² GLA building forms part of a fund disposal. It is zoned ‘General Business 4’, falling within the Urban Development Zone which offers tax incentives for developers.
“Investors with a keen eye for potential will recognise the long-term benefits of revitalising this property,” says Broll Auctions and Sales CEO, Norman Raad.
Another prized Cape Town asset is a 3-storey apartment block nestled in Sea Point boasting 9 apartments and onsite parking.
“With its generous GLA of 731m² and flexibility in terms of usage, this building stands out as a prime asset in one of Cape Town’s most desirable suburbs.”
In Green Point’s Somerset Road, a high-visibility sectional title office, zoned ‘Mixed Use 2’, is on offer. “Hill House offers a prime long-term investment opportunity, located in a sought-after business hub close to the V&A Waterfront, making it a secure, income-generating asset for the discerning investor,” says Raad. The property features a modern design with high-quality finishes, excellent access to major transport hubs, retail, and public amenities.
In Johannesburg, an Astron Energy Station, situated on a prime corner site in Fontainebleau and pumping an average of 338 000 litres per month, is looking for a new owner. “Filling stations remain hotly sought-after assets since fuel is a high-demand product and there are multiple revenue streams on one site, which operates around the clock,” he explains.
An excellent mixed-use development opportunity awaits on 13 hectares of land off the R59 in Meyerton, in Gauteng’s best-run municipality of Midvaal. This site is suitable for residential, retail, or a combination of business and lifestyle development, as it is located close to in-demand areas such as Henley-on-Klip, Highbury, and Ophir Agricultural Holdings.
In Kempton Park, the versatile Spartan Industrial complex, comprising five tenanted, well-maintained mini-units, offers easy access to OR Tambo International Airport. With a GLA of 1 600m², this property is for businesses requiring a combination of office and warehouse space. It boasts a modern, brick-faced exterior with large roller shutter doors for easy access to the spacious, paved loading areas. This prime industrial facility is ideal for warehousing, distribution, and light manufacturing operations.
In Pretoria, a seven-storey block with 63 residential apartments is for sale in Sunnyside. Berg en Dal is well-managed and in excellent condition, presenting a true plug-and-play opportunity for an investor who can continue operating the block in its current form to generate a sustainable income. “An undersupply of student accommodation in Pretoria presents an opportunity for the building to be adapted to meet this demand.”
Durban’s iconic 88 on Field, a landmark A-Grade office building formerly known as Southern Life, is on the market once again as part of a fund disposal. With a GLA of 21 000m², this high-end property, with prominent anchor tenants, features office space on its upper floors and retail shops on the ground level.
